Should Ask Builders
1. ARE YOU A REGISTERED BUILDER?
When selecting a builder, ask if they are registered with
the Home Builders Association of Louisville , then call the Home
Builder's Association to see if they are in good standing.
Registered Builder, Vince Kimbel has been a member of the Home
Builder's Association of Louisville since 1998. Margie Brangers
(Home Builder's Association of Louisville's Registered Builder
Committee Director) says that "I have worked with Vince Kimbel
even before he became a builder member of our Association. I
have always found Vince to be very personable and easy to work
with. He has been very active with our Association."

2. ARE YOU FINANCIALLY STABLE?
Ask where they get their construction loans, and then
call the lending institution. Do they pay in a timely manner? Ask
the sub-contractors if the builder pays them promptly?

3. DO YOU HAVE REFERENCES?
Ask them to give you names of customers that they have
built homes for in the past - call them.

4. CAN I SEE THE PRODUCT IN VARIOUS STAGES
OF CONSTRUCTION?
Ask the builder where he/she is building in other areas,
and visit those sites where homes are in various stages of construction. Are
they constructed of quality materials? What about the workmanship?
Kimbel Construction, Inc. would be happy to provide you with addresses
of homes/additions that we are constructing for you to see our
quality work, or you can visit our "Current
Projects" page. Kimbel Construction, Inc. periodically holds open
houses for our spec homes on Sunday's (please contact the office
for times and locations). You can also contact the office

5. WHO WILL I BE WORKING WITH DURING MY PROJECT?
During the plans and contract stage, do you work with
the builder? What about during the actual construction? Will
you see the builder or a superintendent on the job site? Knowing
with whom you are going to work is important. Who is monitoring
the subs to make sure they are doing quality work? What
about problems - will you be able to talk to the builder? Contact
former customers, and ask these questions before you sign a contract. It's
frustrating to talk to a middleman all the time. Sometimes
you want to talk directly to the expert - THE EXPERT YOU HIRED!
As a customer of Kimbel Construction, Inc. you will work with
our entire staff, however Vince will be your primary contact. From
start to finish, Vince is hands-on with every facet of the home
building process from selecting a home site to closing and beyond. On-site
walkthroughs with Vince are also held periodically throughout
the construction process to allow input from the customer. Every
home will have a superintendent in charge of on-site activities,
who will monitor and report daily progress to Vince. Our
office staff is readily available to assist you with customer service
activities, accounting questions, our selection process and any
other question or concern that arises. Please see our "Office

6. WILL THE SPECIFICATIONS BE PREPARED IN GREAT DETAIL?
The specifications should be very specific as to what
is going into the house, from the PSI in the concrete to the
type of shingles on the roof. Ask to see a spec. sheet
from another home as an example before you proceed.
Kimbel Construction, Inc. prides itself on being extremely thorough
throughout the estimating and proposal period. The specifications
we provide each customer are detailed and straight-forward as to
the products and materials that will be used in each home. By
paying close attention to detail up front, there are no hidden
surprises to the customer during the entire construction process
and our customers have always been impressed with our attention
to detail.
7. WILL THE ALLOWANCES BE ADEQUATE?
Ask who the typical vendors are, and then contact
those vendors to see what you can purchase for that
particular allowance. If the allowance will not be
adequate, discuss it with the builder. Maybe you forgot
to mention you wanted all brass fixtures in your home, or that
you definitely wanted "Corian" countertops in the kitchen. Will
the builder work with other vendors than their own? Be
specific with the builder in your initial meetings. Then
he/she can figure the bid properly, and there will not be disappointments later
on.
Kimbel Construction, Inc. prides itself on including generous allowances
to its customers. During one of the initial meetings
when bidding a project Vince will go through a very detailed data
sheet asking you questions about everything that will be included
in your home from species of cabinetry to mortar color
and beyond.

Kimbel Construction, Inc. has and will continue to work with other
vendors when asked at a customer's request. Everyone always
has a friend or relative in the construction industry that they
would like to use during the construction of their new home. We
welcome the opportunity to work with those vendors.
Kimbel Construction, Inc. has on occasion paid customers at
the closing table because they had not depleted their allowances.
8. WHAT ARE YOUR WARRANTY/SERVICE PROCEDURES?
Is he/she a warranted builder? What about product
and service warranties? There may be a great difference
in quality if one manufacturer will warrant the item for 1-5
years, versus another manufacturer willing to warrant the
product for 15-20 years. The customer should investigate
the materials to be used in their home and compare them to other
product warranties. Differences in warranties can impact the actual
cost of the home (one bid may include a 1
year warranty windows that cost less, and another bid may
have a 20 year warranty window that costs more.)
Kimbel Construction, Inc. is a registered home builder and therefore
provides all customers with a Homeowner's Warranty (through the Home
Builder's Association of Louisville). Although this
warranty is limited, it is Kimbel Construction's policy to go
above and beyond the limits of this warranty to obtain a 100% customer
satisfaction rating.
Almost all products and services come with their own limited warranty, however
Kimbel Construction, Inc. typically uses products of higher quality
that include longer warranties.
- Allgeier Air provides a 10 year parts and labor warranty
on Waterfurnace Geothermal HVAC systems.
- Andersen Windows and Doors feature a 20 year limited
warranty on glass and a 10 year limited warranty on non-glass
parts. This warranty is non pro-rated and fully transferable,
so it stays intact if the home changes ownership.
- Moen faucets come with a Lifetime (parts) Warranty against
leaks, drips and finish defects.

9. ARE YOU FULLY INSURED?
What insurance policies does the builder carry? They are
required to carry workers compensation insurance and
general liability insurance. Does he/she carry a builder's
risk policy during construction of the home?
Kimbel Construction, Inc. is insured with State Farm Insurance.

A builders risk policy is ordered and maintained throughout
the entire construction process. Kimbel Construction, Inc.
also expects all sub-contractors to carry their own insurance
and we keep their certificates up to date in our files.
